Analyze client needs and utilize independent thinking to develop approaches in all phases of interior design for commercial, corporate, and institutional projects, including new construction, renovation, expansion, and tenant improvement, from predesign and strategic programming to all phases of projects; participate in the day-to-day operations of strategic planning, project coordination, portfolio analysis, pre-architectural programming, facility planning, change management initiatives and workplace and/or real estate strategy projects; track design trends and practices including mobility programs that impact space requirements; assist in preparing responses to RFP’s, coordinating with Design Director and Marketing for project pitch; conduct Sustainability Charrettes with the project team including mechanical, electrical, plumbing (MEP) consultants and other engineers, and architects to consider LEED sustainable design principles and resilient design strategies; research materials, equipment, and fixtures for suitability and sustainability, incorporating LEED requirements where applicable or requested by client as a part of project goal and preparing LEED documentation; assist Technical Director and Sustainable Design Leader to track, review and report sustainable performance data on energy, lighting, water, materials and resilience for projects at the end of SD and CD phases; assist global corporate clients to establish Office Standard including space requirement, furniture, workstations and finish to maintain standard work environment within both domestic and international facilities; collaborate with developers or property management clients to establish efficient tenant rental spaces based on facility management knowledge; develop communication plans to support successful transition into new workplace settings; conduct pre and/or post occupancy analyses including site observations and space utilization studies; develop and objectively coordinate data collection processes including interviews, focus groups, end-user surveys, observation in pre and/or post occupancy evaluations; develop space planning and programming based on an analysis of client space needs and functional requirements; calculate areas and volumes and analyze plan efficiency of the design by usable area (REBNY or BOMA), area per person or other method; prepare test fit to analyze plan efficiency for building options; prepare presentation documents to deliver design intent and present optional design features and variations to clients including space relationship diagrams, departmental & schematic space plans, elevations, sections and perspectives, illustrative sketches, models or renderings; develop designs and prepare required presentation documents using and 2D/3D software including Revit, SketchUp, Rhino, AutoCAD, Photoshop, Illustrator, and InDesign; prepare floor plans, reflected ceiling plans, elevations, sections, and details using AutoCAD and Revit; coordinate with MEP, A/V, graphic design, signage, lighting, security and IT consultants to incorporate building systems into interior designs and interior designs into building designs; prepare project data using MS Word, Excel and Power Point; coordinate project data and communications using Newforma & Outlook; assist project manager and project architect to schedule completion of each phase and manpower requirements consistent with the project agreement.
